At Just Flats, we provide full property management, tenant find only services, deposit protection, one off services (tenancy agreements, inventories etc.) or even just general property / management advice. We keep things very simple, taking care of every aspect of renting your property. We are very aware that properties need to be let as efficiently and as quickly as possible to void any rental gaps and we do just that, we advertise, we carry out viewings and we find new tenants and get fast effective results, it’s as simple and that.

We believe in keeping things simple, why complicate things in what is a complicated world already. Whether you need us long term or to help get you started, we have a range of services available to you. Our fees are very competitive, we try to keep our costs as low as possible. Plus, if we don't rent your flat, you don't pay us a penny! 

Our Services

Fully Managed Service

Just Flats offer a fully managed service for Landlords for 6% of the rental income. With this service, we deal with tenants directly on all issues, contacting you only if any problems arise (maintenance issues). We take on unoccupied properties as well as already occupied. If your property is already occupied, and you fancy a change of agents or perhaps handing over the management for the first time, we ensure the transition for both Landlords and Tenants is very smooth and simple. If you have a property unoccupied and ready to rent, we will take care of the advertising, assist potential tenants on viewings, run all necessary credit checks and right to rent checks, obtain employment and previous Landlord references, complete a property inventory, provide a tenancy agreement, protect deposits using the Deposit Protection Service and assist with the move in. We can arrange for keys to be cut, utility meters to be topped up etc. and we inform Plymouth City Council of every new tenancy.

We are the main point of contact for tenants living in our fully managed properties. We strive to build a friendly, positive relationship with all our tenants to ensure they feel comfortable, secure and happy in their homes. For maintenance issues, we use the Landlords preferred contractors whenever required. However, we have a team of trusted contractors on hand at all times should you wish to use ours. We will always contact contractors and tenants to arrange any maintenance unless specified otherwise. Tenants can reach us out of office hours using our Facebook page, which is always manned by our staff. 

Tenants in our fully managed properties pay their rent directly to our account. We then deduct our commission and any contractor payments, and pay you direct to your bank account (cheque payments also available). We also pay the contractors directly on the same day. We pay most of our Landlords weekly, however we can be very flexible and make payment on a date of your choice, or as and when the rent comes in. It's really up to you, we adapt to your requirements and strive to meet every need! 

Tenant Find Only Service

If you are looking to manage your property yourself, but want some help finding a tenant - we can help you. We can advertise your property, assist with viewings, complete all necessary credit checks and right to rent checks, obtain employment and previous Landlord references and assist with the move in. We have two packages available: 

£150 package: Advertising, Viewings, Credit checks, References, Assist with move in, Collect first month's rent and transfer to you. 

£200 package: All of the above, Photo inventory of property, Tenancy Agreement, Deposit protection (DPS). 

If you would like us to protect your deposit and you have opted for the £150 package, we can do this for you for a £15 charge. 

We will provide you with a folder containing your new tenant(s) contact information (including their application form), copies of their credit and right to rent checks, references and your photo inventory and tenancy agreement (if required). Although a Tenant Find Only Service usually ends after the initial move in, we are always here should you need any advice. Whether its a query about legislation or you have an issue with your tenants, you can give us a call to talk it through if you're unsure.
